Usually, planning permission is not required when installing a conservatory, unless the property has already been extended or is a new build property. Do you need planning permission for conservatories?
Conservatories often don’t require planning permission if they meet the following criteria:
They don’t cover more than half the garden area
They don’t extend beyond the front or side elevation of the property
They don’t feature a veranda or balcony
The roof ridge is not higher than the eaves of the property’s roof
The house has not already been extended

When extending a property with a conservatory, the need for planning permission often depends on the local authority. The need for planning permission also varies for different types of property. If you’re working on a detached property you probably won’t need planning permission. However, if you’re extending a terraced or semi-detached house, or a flat or maisonette, it’s more likely you’ll need to obtain planning permission to install a conservatory.
Government guidelines state that a single storey extension must not extend more than four metres from the original property’s exterior wall (detached house) or three metres for other types of property. To ensure your conservatory doesn’t have a negative impact on neighbouring properties, you will also need to undergo a ‘Neighbour Consultation Scheme’. This replaces the need for planning permission, but for terraced houses, flats and maisonettes, planning permission is still required.
Building regulations
Complying with building regulations is separate from planning permission. Building regulations ensure that any work carried out on a property is of a good standard and does not breach health and safety requirements. Most conservatories are exempt from building regulations when they are:
Under 30 metres squared in floor size
Separated from the original property by an external wall or door
Built at ground level
Not closer than 1 metre to any boundary
Fitted with an independent heating system
Building regulations approval is required when you want to remove the door or walls linking the conservatory to the original house. If you want to install a kitchen conservatory you will usually need to remove an exterior wall. Therefore, planning permission will be required. You will also need to prove that the conservatory is as energy efficient as the rest of the house. If a conservatory is built on or within 3 metres of a public sewer, then you will need permission from the local water board. Once the work is completed your local building control officer will inspect the conservatory to ensure that no damage has been done.
